LAND BILL - MORE SOCIALIST HENCE ANTI CAPITALIST

Builders are like sharks - they will always get their meat. And yes, we the middle class will continue to get stressed from both sides, no law protects us. Either we shift to the lower rung or to the higher rung, that's probably the only way out! For us, buying a home will continue to remain an elusive dream as prices will only go up further as builders land acquisition costs will soar through the roof.

REALTY - THE BUBBLE HAS TO BURST

This reeks of desperation. When builders get onto this kind of "offers" mode, surely it means that there are no buyers and they need to offer something more. Sadly none of them want to do what will get buyers in droves - reduce the prices instead of these offers! But maybe once the builders

Many in the industry say that it is once again the big builders and mid-sized ones which will get major portions of this sop

REALTY – BUILDING THE MARKET SENTIMENT

There are some worried that the Evergrande crisis will spill over into India as FIIs might prefer to stay away for some time till the dust settles. But then, the demand is driven by Indians – many of them genuine buyers and many of them investors who have no other avenues to park their funds. So, when the demand is driven internally, the crisis there will not have an impact here.

REAL ESTATE BILL - GREEN SIGNAL WITHIN SIGHT?

The biggest anticipation today - the Real Estate Bill might get through the Rajya Sabha. If not today surely in this session; that's the mood on the street. But the passing of the Real Estate Bill, does it in any way mean that you will now be able to own your dream home at affordable price? (real estate and affordable, saying in the same breath is a misnomer in itself!) Or is there protection against indiscriminate price hikes by

REALLY, IS MUMBAI LIVEABLE ANYMORE?

Mumbai. Oh, please stop calling it the “city of dreams” or “maximum city!” And let’s not even mention in a low whisper, about the “spirit of Mumbaikars” who continued with life after the man-made tragedy at Elphinstone Road station. Spirit??? It is compulsion; those alive have to continue working for a living

RERA – NO NEED TO GO RAH RAH ABOUT IT!

The week gone by will either become historic for the Indian realty sector or become a standing joke, all depending on how well the Real Estate Regulation Act (RERA) gets implemented. In our country, we are so habituated to people flouting rules and finding loopholes in every single law that the faith in seeing anything actually go by the books seems almost Utopian.

AFFORDABLE HOUSING – THE NEW BUZZ WORD IN REALTY

“Affordable Housing” is probably the second big thing in the Govt’s ‘to-do’ list after digitization. The Union Budget of FY18 was proof of that very fact. And in the realty circles, which is truly in the doldrums and looking for opportunities to celebrate, affordable housing has indeed become that mannah from the heavens.

REALTY - PICTURE LOOKS PRETTY GRIM

In your childhood, you would have surely, at one time or the other, made a picture by joining dots. Though the plotted and numbered dots gave you a rough idea of what the picture is all about - an animal or a flower or a house; the whole effect comes to fore only when all the dots are joined.

RBI - NIPPING REALTY 'SCHEMES' RIGHT AT THE BUD

We all would have come across builders/developers at some point of time or other. Thus we all would be very familiar with the attitude of most builders/developers who take away as much money from us as possible, without they themselves delivering little to nothing. We buy a home putting our entire life savings and then even after paying; we are the mercy of the builder. There are instances where people have paid up over 75%

WILL THE PROPERTY BUBBLE BURST?

All that which goes up has to come down; that's the law of gravity. But the Indian realty sector has been defying this law for a long time now but it looks like, not gravity but the burden of debt is slowly but surely pulling down not just the prices but many builders/developers too. A few days ago, HDIL really spooked the market and the sector when in early Jan, the promoter of the company had to urgently sell some stake to raise Rs.57 crore
